POSITION OBJECTIVE :

The incumbent is responsible for management of all real estate transactions of company affecting owned and leased space in the country. Strong emphasis is laid upon strategic planning, identifying opportunities to reduce cost and increase occupancy efficiencies while supporting the long-term business plans and multiple banking ventures.  The position ensures that all corporate and department procedures pertaining to real estate are complied with. Coordination of support from other CRS disciplines and management of relationships with local business, 3rd party Tenants of Owned space and Landlords in leased facilities.

 
RESPONSIBILITIES

    * Develop short and long-term real estate strategies and opportunities in each market, consistent with corporate objectives and requirements of the businesses.

    * Serve as primary negotiator on real estate matters including acquisition, disposition, leasing and litigation.

·         Supervise Lease Administrators/external Borkers.

    * Develop and maintain relationships with the brokerage community in order to be fully conversant with market trends and opportunities.

    * Initiate proposals to reduce cost.

    * Initiate and manage lease audits in country and at times assists lease review for the region

    * Seek municipal incentives, where applicable.

    * Conduct comparative cost-benefit analysis of real estate opportunities

    * Participate in Citibank’s local distribution planning process.

    * Maintain the required records and reports and ensure compliance with Citigroup and CRS policies and procedures

    * Co-ordinate with various internal and external resources.  (Eg. Business Evaluation Unit, Service Providers etc.).

    * Ensure Regional functional clearance all real estate transactions – new/renewal/termination of leases.

    * Resolve landlord and tenant billing issues.

    * Interface with various occupants representing the utility clients.

    * Handle special projects, as assigned.

    * To close out transactions in a proper manner (both acquisition and disposal) utilizing the service of outside vendors, as appropriate.  Recovery of deposits and advance rent is a vital part of this responsibility.

    * Ensure timely submission of MIS to CRS Asia Pacific Region.


REQUIREMENTS

    * General management skills.

    * 7-10 years’ related experience.

    * Financial management skills.

    * Strong interpersonal and relationship management skills.

    * Outstanding real estate negotiation skills.

    * Knowledge of PC-based programs.

    * Strong “team player” attitude required.

    * Graduate with relevant experience.

 
COMPLEXITY

    * Requires extensive interaction with external agencies, internal business units and CRS colleagues.

    * Requires to balance competing and conflicting needs. Required to act with impeccable probity in an environment where that quality is not common.
